Recommendations

The information below was provided by Sandy Ciulla, an Insurance Agent with Brown and Brown Insurance Agency.

The Association’s insurance policy only provides Property coverage for the common structures (i.e., the entrance, amenities, etc.) and General Liability coverage for the Common Areas.  It does not provide any coverage for any portion of the homes.

Homeowners should carry a Homeowner’s “HO3” Policy (or a Dwelling Fire policy, if the owner rents out the home and/or unit) to insure their home in its entirety, their personal belongings within the home and/or unit, and liability for their personal exposure.  The personal insurance policy should also include Loss Assessment coverage to protect against a Special Assessment by the Association for their share of an uninsured and/or underinsured loss to common property.
